Basement Insulation in Ottawa
Cold floors on the main level, a basement that never warms up, and draughts along the baseboards usually trace to the same strip of the building.
The Rim Joist Is the Biggest Single Win
If we could only do one thing in a basement it would be the rim joist, also called the band joist. It is the strip where the floor framing meets the foundation, and it is typically a long row of air leaks straight to outside, often with a batt stuffed in front of it doing almost nothing.
A few inches of closed cell foam there air seals and insulates in one pass. It is a small area for the effect it has, and it is the step homeowners most often tell us they could actually feel.
Why Closed Cell Below Grade
Below grade we specify closed cell foam and nothing else. It is vapour-closed, it does not absorb and hold water, and it keeps performing in conditions that would ruin an open cell or fibreglass installation.
Ottawa winters also mean deep frost, and a foundation wall is in contact with ground that stays cold long into spring. A material that takes up moisture against that wall is a problem waiting to happen.
Moisture Before R-Value
We assess water before we quote material. Standing water, a failed ground barrier, grading that sends rainwater toward the foundation, ducts sweating in summer humidity — any of those has to be addressed first, or the insulation is simply being installed into the problem.
If the basement is already finished, most of the gain is usually still reachable: the rim joist is often accessible above a dropped ceiling or behind a small opening. Where work genuinely requires opening a finished surface, we say so in the written scope before anything starts.

How it runs
The order the work happens in
Water and air assessment
Bulk water, ground moisture, grading and duct condensation are checked before any material is discussed.
Clear what has failed
Sagging batts and damaged material come out rather than being covered over.
Rim joist first
The strip that leaks most gets sealed and insulated in one pass. This is where the felt difference comes from.
Walls and verify
Closed cell goes on to the quoted depth where the scope calls for it, and the finished work is walked with you.
Basement questions
What Ottawa homeowners ask
My floors are cold upstairs. Is the basement the reason?
Very often, and the rim joist is usually the biggest single contributor. It is one of the more satisfying things to fix because the difference is immediate.
Can you work in a finished basement?
Usually. The rim joist is often reachable above a dropped ceiling or behind a small opening, and that is where most of the gain is. Where work needs a finished surface opened, we say so in writing before starting.
Why not fibreglass down there?
It offers no vapour or air control and will hold moisture against a cold foundation wall. Below grade we use closed cell foam, which does not absorb water.
There is a musty smell. Will insulation fix it?
Not on its own. Air from the basement reaches your living space, so the smell is a moisture and air-path problem. Sealing addresses the cause, but active water intrusion has to be dealt with first and we will say so.
Do I need to do the whole basement?
Often not. If the rim joist is the problem, we will quote the rim joist. We would rather do the part that works than sell the whole perimeter.
Get the basement properly assessed
We will tell you whether this is a moisture job, an insulation job, or both, before you spend anything.
